Commercial roofing is a different discipline. Rooftop HVAC, through-deck penetrations, drain slopes, fire code, and a warranty that the manufacturer — not just the contractor — has to underwrite. Facility managers and building owners need a roofer who understands the building as a system and the claim as a document.

We carry the two certifications that unlock manufacturer-backed No-Dollar-Limit warranties: GAF Certified Commercial Installer and Elevate (Firestone) Red Shield. Most Chicago-area commercial roofers carry one. Very few carry both.

Single-Ply · Reflective
TPO (60 & 80 mil)
White reflective thermoplastic. Highest Energy-Star value. GAF EverGuard TPO with heat-welded seams.
Single-Ply · Rubber
EPDM (.060 & .090)
Synthetic rubber. Most durable in temperature swing. Elevate RubberGard fully adhered or mechanically fastened.
Built-Up · Modified
Modified Bitumen (2-ply)
SBS or APP cap sheet over a base sheet. Redundant, self-healing. GAF Ruberoid or Elevate SBS Premium.
Single-Ply · Chemical
PVC Membrane
Chemical-resistant welded seams. For restaurants, hospitals, and grease/chemical exposure.
Insulation
Polyiso + Cover Board
Tapered polyiso for drainage slope, DensDeck cover board for hail and foot-traffic resistance.
Detail Work
Drains, Scuppers, Curbs
We fabricate and flash every penetration, HVAC curb and drain in-house. Leaks live in the details.
Warranty

20-year NDL system warranties.

A No-Dollar-Limit warranty means the manufacturer covers the full cost of any covered repair for the full term, regardless of amount. Only certified contractors can sell it — and only after the manufacturer's own inspector signs off.

What commercial roofing systems do you install?
TPO, EPDM, modified bitumen, and PVC single-ply. We select based on building type, rooftop traffic, and the warranty term the owner needs.
How large a project can you handle?
Projects up to 200,000 sq ft. We've run standalone industrial, multi-tenant retail, warehouse, school, and municipal buildings across Chicago and Milwaukee.
What warranty comes with a commercial install?
20-year NDL system warranties on qualifying GAF EverGuard and Elevate installations. Manufacturer inspects and issues — not just contractor-backed.
Can you re-roof over an existing flat roof?
Sometimes. Code allows up to two membrane layers, but we almost always recommend full tear-off to inspect the insulation and deck.
Do you provide preventive maintenance contracts?
Yes — twice-yearly inspection, flashing seal check, drain clearing, and a written condition report. Often required to keep the manufacturer warranty active.
Do you handle emergency leak response?
Yes. 24-hour dispatch for tarp or patch repair, followed by a documented scope for the permanent fix. Property managers on file with us get priority routing.
