Commercial timelines run longer than residential — but they're predictable. Four phases, documented at each handoff, so facility teams can plan tenant comms and capital release against a reliable schedule.

Specification package with membrane spec, insulation R-value, warranty tier, and phased schedule if needed.

Crews on site by 6am, tear-off and dry-in sequenced to weather. Daily progress photos to facility contact.

What size commercial projects do you handle?
From 5,000 sq ft strip-center repairs up to 200,000 sq ft single-membrane warehouse replacements. Above 200k, we phase with a GC. We don't bid work we can't staff to spec.
How does the warranty differ from residential?
Commercial warranties are NDL (No Dollar Limit) — labor and consequential damage are covered, not just the membrane cost. Terms run 15–25 years depending on system and tier. Workmanship is typically a 2-year add-on in the industry; our base is 5 and Diamond Pledge extends it to 25.
Can you work around tenants and operations?
Yes. We do off-hours tear-offs, phased sequencing, and hot-work coordination with fire watch. Multi-tenant retail centers and 24/7 industrial are routine work for us.
Do you carry bid bonds and performance bonds?
Yes. We bond through a single-A carrier and provide bid, performance, and payment bonds on public and prevailing-wage work. Certificates of insurance with the additional-insured endorsement are turned around in 24 hours.
How fast can you start emergency commercial work?
Emergency tarping and temporary dry-in: same-day. Structural repair and membrane replacement: scoped and bid within 72 hours. We hold crew availability for existing-customer emergency response.
Who is the single point of contact on my project?
A project manager is assigned at contract signing and stays with the job through close-out. You have their cell. The PM runs the weekly progress update and is on the punch-list walk.
