We do full tear-offs, not layovers, because a new shingle on a 20-year deck is a 20-year roof dressed up like a new one. Most residential roofs are in-and-out in a single install day. The timeline around it — the inspection, the quote, and the walk — is what separates a certified crew from a fly-by.

How much does a new residential roof cost in the Chicago area?
A full tear-off and reshingle on a typical 2,200–2,800 sq ft home runs between $14,000 and $24,000, depending on pitch, story count, and material tier. Designer shingles and metal add 30–60%. Every quote we write is line-itemized, so you can see exactly where the dollars go.
How long does a residential roof install take?
Most single-family homes are a one-day install — tear-off, dry-in, and finish shingle all in the same day. Larger homes, cut-up roofs, or complex flashing work can stretch to two days. Weather and deck-rot discoveries are the only typical delays.
Can you put a new shingle over the old one (layover)?
We don't do layovers. Code in most IL and WI jurisdictions limits roofs to two layers, and layovers void the GAF warranty. More importantly, you can't inspect the deck, upgrade the underlayment, or fix rot if you don't tear off — so you're buying a new finish on an old roof.
What's covered under the 50-year warranty — and what isn't?
The Golden Pledge covers shingles, workmanship, and tear-off labor for 50 years non-prorated, plus wind coverage to 130 mph. It excludes acts of God outside wind/hail thresholds, and damage caused by later modifications (solar, satellite mounts) not installed by a certified contractor.
Do you handle the insurance claim for storm damage?
Yes. We document the damage with drone photos, write the scope in Xactimate, meet the adjuster on site, and supplement the claim if items are missed. You're not navigating the insurance call tree alone — and we don't hand the file to a lawyer unless there's something actually worth litigating.
What areas do you service for residential roofing?
